skentel Occupancy Automation
Summary
Automate device control based on guest check-in and check-out events. This app connects Booking Experts reservations to skentel-managed IoT devices via the skentel platform, automatically toggling device states when guests arrive or depart.
What this app does
When a guest checks in or out of a property, Booking Experts sends an event to the skentel Device Toggle system. The system:
- Identifies the property from the reservation
- Looks up the associated skentel device(s)
- Automatically updates the device’s occupancy state
Use cases include:
- Hot tub heating activation on check-in
- Electrical system energisation/de-energisation
- Occupancy-based device control for energy savings
How it works
- Check-in event → Device OCCUPIED field set to TRUE
- Check-out event → Device OCCUPIED field set to FALSE
Device actions are triggered automatically based on the OCCUPIED state change, with timing dependent on device reporting intervals.
Supported Devices
This integration works exclusively with skentel-managed devices connected to the skentel network. Only devices accessible on the skentel network can be utilised with this app.

Important
- skentel devices only - This app requires devices managed by skentel on our network infrastructure
- Device mapping required - Each property must be mapped to its corresponding device(s) during setup
- skentel integration - Devices must be configured in skentel platform with an OCCUPIED field
- OAuth authorization - One-time setup to connect your Booking Experts account
Setup
- Authorize the app to access your Booking Experts account
- Contact skentel to arrange device installation and network configuration
- Once devices are installed and online, additional device mapping will be required. This will require account access to your BeX account to work alongside skentel is assigning devices to your BeX accommodation assets.
- After device mapping is complete, testing the full application with a check-in/check-out events.
